Budleigh Salterton sits at the mouth of the River Otter, a small coastal town with a distinctive pebble beach running along the front, the Otter estuary and its reed beds spreading out to the east, and wooded slopes climbing sharply behind the high street. The town reads clearly from above as three quite different landscapes meeting in a small space: shingle beach, tidal estuary and wooded valley, all within a few hundred metres of each other.

The housing is mostly Victorian and Edwardian, a good deal of it substantial detached property set in generous plots, with bungalows on the higher ground behind. The bungalows on the higher ground behind the town are a market of their own, generally aimed at buyers moving out of a larger family house and wanting level living without giving up easy reach of the beach and the shops. Budleigh Salterton is open to the south and south-west with no shelter from the sea, though the valley sides take some of the force out of the wind by the time it reaches the high street. That means clear, well-scrubbed air is common here between weather systems, giving sharp, high-contrast light that suits the beach and the wooded valley behind it equally well.

This is not a town of constant movement and change: the housing is long-held, the beach is pebble rather than sand, and the estuary is a nature reserve rather than a working harbour. That suits a more considered kind of shoot, timed for calm weather and good light rather than fitted around tides or crowds, and it is well suited to marketing that emphasises setting, space and privacy over pace.
